<p>It is surrounded by Reseda to the north, Woodland Hills to the west, Encino to the east, and the Santa Monica Mountains to the south. Major thoroughfares include Reseda Boulevard, Tampa Avenue, Wilbur Avenue, Burbank Boulevard and the commercial backbone of the south San Fernando Valley, Ventura Boulevard.</p>
<p>Most of Tarzana&#8217;s inhabitants live in the foothills of the Santa Monica Mountains south of Ventura Blvd. North of Ventura, there is a uniquely designed area meant to emulate a more rural setting called Melody Acres. Tarzana contains two country clubs (with golf courses) nestled in the Santa Monica Mountains: El Caballero Country Club and Braemar Country Club. At the remote southern end of Reseda Blvd., there are a number of luxurious gated communities, including Mulholland Park, Silverhawk Ridge, Monte Verde and Braemar Estates.</p>
<p> North of the Boulevard, where a smaller portion of the population lives, there are fewer houses and more apartment buildings. Tarzana extends to Victory Boulevard, though only a small percentage of the population lives in the area.</p>
<p><b>Residents</b></p>
<p>There are approximately 28,484 residents. According to the 2000 U.S. Census, the racial composition was predominantly White (78.9%PRCTG%), followed by Asian (5.6%PRCTG%), and Black or African American (3.8%PRCTG%).</p>
<p>American Indian or Alaskan Native and Native Hawaiian or Other Pacific Islander each constituted less than one percent (0.3%PRCTG% and 0.1%PRCTG% respectively) of the population. 13.1%PRCTG% identified themselves as Hispanic or Latino. About 35.2%PRCTG% of the population in 2000 was foreign-born, including 21.9%PRCTG% that were born in Iran and 10.6%PRCTG% in Mexico.</p>
<p>Tarzana features a burgeoning Iranian-American population, and the community is well known for its Persian restaurants, booksellers, and language training institutes.</p>
<p>A thriving and long-established Jewish community attends four synagogues and provides the customer base for the first and only branch of the Hebrew language bookseller Steimatzky constructed outside of Israel. A number of popular and well-regarded delicatessens can be found in Tarzana, such as the Tarzana Armenian Grocery and Mort&#8217;s Deli.</p>
<p>Notable residents include comedian Jeremy Hotz, actor Jamie Foxx, actor Chuck Norris, filmmaker John-Erik Jordan, KROQ&#8217;s Kevin, Bon Jovi gutairist Richie Sambora his wife, actress Heather Locklear and frequent Star Trek guest star Hana Hatae.</p>
<p><b>Early History</b></p>
<p>The area now known as Tarzana was originally part of the San Fernando Mission, which was established in 1797 by Spanish settlers and missionaries, who eventually displaced the indigenous population. Later on the area was seized by Mexico and then sometime afterwards, the United States, at which point the area came to be part of a sequential order of large cattle ranches owned by the wealthy and powerful local elites. Beginning in the 1870s, the area was purchased by investors who transformed it into a large-scale wheat farm operation.</p>
<p>In 1909 the surrounding area was purchased by the Los Angeles Suburban Homes Company. General Harrison Gray Otis, founder and publisher of the Los Angeles Times, had invested in the company, while also purchasing 550 acres in the center of modern-day Tarzana. Another investor established a small town called Runnymede in the general vicinity and allocated the surrounding land for small poultry ranches and berry farms.</p>
<p>In 1915 Edgar Rice Burroughs, best known as the author of the Tarzan stories, purchased Otis? land upon which he built a large home, and renamed the property, Tarzana Ranch.  Burroughs subdivided and sold the land for residential development, while the neighboring small farms were also converted to residential areas. In 1927, local residents renamed the town Tarzana in honor of Burroughs and his famous literary character.</p>

<p>Portola Middle School in Tarzana was used as a location for the movie Thirteen.</p>
<p>In the Paul Thomas Anderson film Magnolia , Tom Cruise&#8217;s character, Frank T.J. Mackey, was born and raised in Tarzana. The climactic scene from that same movie occurs on the intersection of Reseda Boulevard and Sherman Way, a locus for many P.T. Anderson scenes.</p>

<p>Some people get a bit conservative when it comes to selling their home. They tend to view it as a family heirloom. Instead of taking all possible steps to make it attractive to a seller, they get offended by even the remotest of suggestions that any such steps need be taken. The simple fact, my friend, is the moment you decide to sell, your property goes from a family residence to a product. If you fail to make this emotional leap, you are going to have problems selling it.</p>
<p>When you show your property to buyers, it is important to remember something. They did not jump into the car just to come see you. Nope, they are two, four and maybe even six timing you. By this, I mean they are most likely visiting multiple houses on the day in question. Put in practical terms, you are in a competition with those other mystery houses and you must make your stick in the mind of the buyer.</p>
<p>To ?win the day?, you obviously need to have your home in good overall condition. This means the structure needs to be in acceptable shape. The paint should be perfect. The landscaping should be cut back to something less than a rainforest. Clutter should be removed. Basically, you should give the property the once over.</p>
<p>To really make your property standout, however, you need to take a few extra steps. First, emphasize comfort by playing some soft music. Second, bake something that smells nice, but is not to strong. If you can?t cook, go to the baker and get a cake or something. Third, potpourri should be used in all bathrooms. Fourth, cut and put fresh flowers in various rooms that otherwise appear bland. Five, provide more detailed information on the home in a written form you can hand out. Six, if there is a particular reason you are moving, tell the sellers on said memo. I just want to cash out or the new neighbors are noisy, is not a good reason!</p>
<p>If you take these steps, the buyers will remember you at the end of the day. If your property is one that fits what the buyers are looking for, an offer will soon follow.</p>

<p>Investors interested in refurbishing and reselling distressed properties often want inexpensive repair work, but it is important to avoid a contractor scam. Any contractor who offers significant discounts, makes large promises, asks for a lot of money up front, or wants to work without a contract should be avoided.</p>
<p>If you wish to start flipping houses for profit, you will need to work with contractors in order to rescue distressed property so that they&#8217;re ready for resale. However, some scam artists prey on new investors, especially, by posing as contractors. Since a scam contractor can cost you thousands and can severely reduce any profits you might expect from house flipping, you&#8217;ll want to watch out for:</p>
<p>1) Contractors soliciting door-to-door. Very few professional contractors need to do this. While some legitimate contractors may use this marketing technique, you have no way of tracing the legitimacy of a contractor who solicits this way.</p>
<p>2) Special prices or discounts that seem suspiciously low. Be especially wary if you are told that you must sign up right away in order to get special pricing. Be extra suspicious if you&#8217;re asked to give money up front in order to qualify for the special pricing. Professional contractors may occasionally offer a discount, but they do not do so with a hard sell and they cannot afford to offer hugely slashed prices while also offering quality work. If someone is offering to do the work for a fraction of its actual price, you need to wonder where the corners will be cut. You also need to consider that some contractors who are scam artists will slowly increase the price of the work as they go along. Therefore, that surprisingly low figure will end up being a much overcharged amount by the time the job is done.</p>
<p>3) Contractors who want to work with no contract. Some contractors will try to make it sound as though they work on just a handshake. You should never have any contract work done without a legal contract in place. A contract protects both you and the contractor, so any professional contractor will naturally want to have a contract in place. The contractor who does not have a contract in place knows that he or she can walk away at any time, since no official agreement was made.</p>
<p>4) Large down payments. About a third of the total cost of materials is generally the maximum down payment required. Be very suspicious of anything that requires a larger down payment.</p>
<p>5) Long-term warranties and lifetime guarantees. Coming from a contractor who has not been in business very long, these may simply not mean much because there is no guarantee that the contractor will be in business for very much longer. Also, many of the very long-term warranties only apply to parts, rather than labor. Therefore, you or your future house owners will still be responsible for large share of the costs of any repairs. If you are flipping houses for profit, you&#8217;ll want to make sure that any warranties can be transferred over to the new owners as well.</p>
<p>6) No business address. Look out for contractors who only have a PO address, a single private phone number, or no good way of getting in touch. These people can easily disappear overnight. Look for contractors with an established retail business or an address that has been around for at least a year or more. Make sure that you can track down the contractors if anything does go wrong. When flipping houses for profit, the last thing you want to have to deal with is a shoddy repair job and a contractor who has suddenly skipped town.</p>

<p>Tarpon Springs is a great place to live.  If it?s Tarpon Springs real estate you are interested in, Tarpon Springs offers many types of homes, from bungalows to gated communities to mansions.  You can enjoy the waterfront view from your front porch along the beautiful Anclote River.  There are many beautiful waterfront communities in Tarpon Springs along the Gulf of Mexico and bordering Lake Tarpon.  For roughly %3 million dollars you can buy a 6000 square foot home that is reminiscent of old European grandeur on S. Florida Avenue that has a wide open view of the Gulf of Mexico.  The property sits on 1.6 private acres.  On the low end, you can buy a condo-hotel with waterfront access for under %150,000.  There are many other great choices in between for Tarpon Springs real estate on and off the water.</p>
<p>For recreational activities in Tarpon Springs, my family and I have spent many days at Howard Park, with picnic facilities, playgrounds and its own beach where we enjoy the beautiful Florida sunsets.  Tarpon Springs is known for its historic Sponge Docks and the biggest Epiphany celebration in the country, held annually in the month of February.  You can enjoy authentic Greek food and pastries in its many restaurants.  We enjoy a little restaurant called Plakas where they say they are the ?Greek McDonalds?.  They have wonderful gyros and offer appetizers of Greek specialties such as marinated octopus!  The Sponge Dock area also offers shopping, day-trip cruises, casino cruises or fishing trips.  You can have a tour aboard a sponge boat and watch divers as they retrieve sponges from the Gulf of Mexico.  You can also visit authentic Greek clubs where men spend the afternoon telling stories and playing cards.</p>
<p>Along with its Sponge Docks, Tarpon Springs offers a 120,000 gallon aquarium, a Performing Arts Center, a Cultural Center, and the Leepa-Ratner Museum of Art which has been brought to the city by the St. Petersburg College of Tarpon Springs.   For the fourth time in four years, St. Pete College has been rated number 1 in the state of Florida for distance education.</p>
<p>We also enjoy attending the Sunset Beach concerts, The Fine Arts Festival each April and attending wine tasting events at the Tarpon Springs Castle Winery.  The historic downtown area offers First Fridays and Second Saturdays where the shops and restaurants are open late and there often is free entertainment to enjoy while you shop and dine.</p>
<p>Tarpon Springs, in northern Pinellas County, is centrally located to Tampa, St. Petersburg and Clearwater and is only 90 minutes away from Disney World and Sea World which are in Orlando, Florida.   Tarpon Springs is a great place to call home or buy real estate with all it has to offer.</p>
